Project Description
We purchased this site in a highly competitive environment with multiple bids. We had to perform all due diligence, ease negotiations and entitlements in a 45 day period. Thankfully our counterparts at Dutch Bros and the City of Jenks were focused on the opportunity and we all executed well as a broader team.
To further complicate our fast track timeline, we had to ground lease additional land owned by the City to deliver this project with a tenant approved site plan. During the course of our construction we worked with the City on an acquisition so we could control the entire site in fee simple title - and amended our lease accordingly. Moving quickly helped us secure the opportunity for our client and thinking creatively on the land acquisition gave us an adequately sized parcel to develop.
